@Benjamin Von Blon  is it the county does not wait for you to get title insurance and a lender wants that .. but maybe there with the time it takes you can figure that out.there are NW lenders that will provide auction money  I do that... for very very select clients.. they must put up 20% in cash if we win the bid same day.. then I roll it into a loan or a JV.but most bids are 200 to 500k  so they need at least 40 to 50k liquid to play.
