I am currently targeting SFH, duplex, triplex, quad; class b.

I am open to A/B testing the market in mid 2024. 

a) You'll make more money. b) They are a lot more trouble. 

Commercial/industrial can sit vacant for a while and this spot is unique to that (developing) area because everything else is class B and and geared toward true light industrial.

I recommend Class A or B if you're going OOS.

Whether you target B & C class neighborhoods for immediate cash flow or explore up-and-coming areas for long-term appreciation, the city has something for every investor.
