The debt/Income ratios were tight, but with property values rising, you could "flip" a multi-family property with some meat on the bone and still have a payday on a sale or refinance.On the 128/95 ring around the city you would need to shop the markets where you might find some hidden gems.

Hi Andy,East LA is a HUGE area....Maybe dial it down to a handful of particular neighborhoods with a demographic you like re income, local busineses and crime.IMO walking into a B of A Branch with 1 foot thick glass for the tellers is a sketchy area, when 20 minutes away you can go into a Pep Boys and it's the friendly and has a some nice restaurants around it.Maybe drive the areas and (talk to the Police when they are on break for lunch ask where is good and bad) and find some hidden gem areas to explore and really get to know--boots on the ground.Good Luck!
