I have a property management group in Hawaii that offers both STR and MTR services, but we don't mix for the reason that he mentioned - a single STR booking on an island can totally kill any ability to run MTR.

Call your closing attorney and get them to run numbers for you on projected non owner occupied taxes. 

Could be worth speculating into at least one property there and just holding it for the long run with how inexpensive they are.

A ton of questionable money raisers are running around as "co-GP", but do they "really" co-GP or is it a shell title with no authority nor a legit role outside of raising $ for a cut?
