Lee Scarlett honestly 120 doors is a huge under taking.

They weren't even very slick, just a printed sheet with indifferent graphics explaining their "plan". 

Carpet especially is always going to be an argument - unless you have many clear and graphic before and after pictures or video.But if it were me I would write a separate 'invoice' for each item - with it's price.  

I strongly recommend that you strengthen your overall personal financial health before undertaking real estate investing and leveraging yourself with additional debt.

I let my graphic designer choose the font (Cinzal).It all works together to communicate the message I wanted to present to the retail real estate buyer and seller - "Everything is going to be OK. 

All of this may have had enormous bearing on the GCs not wanting to undertake your proposed project, or, conversely, you could be exactly right.I think you'll agree you're well out of your depth on this one, and obviously nobody whom you can trust with the construction knowledge you need is there on-site.

Personally, if I was to undertake vacation rentals, I'd want more buffer.  

I have been doing some calculations about exit strategies for multifamily property investments and dont know how to use excel to display a graphic (only numbers will be awesome too), that, when I fill in the spreadsheet with all the data for one of the planned alternatives, to see when the best time to refinance/sell because of the ROE.Can you guys shed some light about this?

I have never subbed out video editing but quite a bit of graphic design, ghost-writing and text editing.
