I've ran the numbers 3 or 4 times on this deal, and this is what I come up with:Purchase price: $65,000Down payment: $10,000ARV: $109,000Buying cost: $975 (1.5% ARV)Holding cost: $975 (1.5% ARV)Cost of Money: $2,859Selling Cost: $7,085 (6.5% ARV)Budget repair cost: $13,650Loan terms:13.99% @ 6 monthsMonthly rate: 1.17%Total cost of interest per month: $800.34Total cost of money (based on 3.5 months): $2,859.72Which translates to...ARV: $109,000Less Improvement Cost: $13,650Less Quiet Cost: $11,894Less Minimum Profit: $13,239Equals Maximum Offer Amount: $70,215Hope these numbers add up right.

He clearly doesn't respect you as any type of authority, you've been unable to alter his behavior except when the police are on their way, you have not one piece of evidence (i.e. police report, willing witness, notices served) to document this in court and are asking for input on an internet site.

Rather it assumes you'll have some nominal vacancy like a couple of weeks or a month for a turn over, a nominal amount of routine maintenance (which is mostly caused by tenants, not the property, so being rehabbed doesn't translate into no maintenance), property management (which you can earn back if you do it yourself, but which you will earn), etc.
