@Steve Vaughan I wasn't bothered by your response; I have thick skin:)  She wanted to purchase it and turn around and sell it as a lease option.

When your offer is weak (FHA on a 4 plex) you need to be aggressive, thick skinned and persistent.

Its a rough industry that can & will chew you up & spit you out if you do not have thick enough skin to push emotion to the side & make the tough calls based on the bottom line.

There are some other options like a toe kick saw that are like a small circular saw of sorts and cut flush right up to a wall -- so if you needed a 1/4" gap, you'd measure the saw kerf and use a temporary spacer strip sized to the thickness of the difference.  

I say this in a half kidding have serious way, for example I had a customer who owned a body shop, very old school with a thick Russian accent. 

Now in 2015 I will likely sell the portion of my portfolio with the lowest cashflow for huge capital gains and hold the rest through thick and thin.

Our double stud walls will be 10.25" thick with a true R-value of R-34.
