I know I can get Lifeproof LVP installed and trimmed out here for $6/sft, but again, not sure if that is low/high/about right for your area.When I first started out, I spent a LOT of time at Lowes, HD, and Menards and made a big spreadsheet with pricing of commonly used materials (appliances, cabinets, doors, windows, trim, flooring, paint, shingles, etc.).

No, they might patch it or replace a few shingles, but making you whole does not mean putting on a new $5,000 roof because you have a leak.

If they have a deposit, I would leave the dish and plan to have a roofer take it off, patch the underlayment and replace the shingles as they see fit and take it out of the deposit.

You will typically get 15-20 years out of a standard 3-tab style strip shingle depending on pitch of roof and exposure to the sun, trees etc...Long story short, for a flip you may want to replace it to remove the roof as a potential negotiating point for the future buyer in trying to beat you up on price.
