I don't hold a crystal ball, but with continual growth in the tech and finance industry as well as several large mixed-use developments occurring in the City, one of which being Microsofts satellite campus, I'm still very bullish on ATL.

I used the coffeemaker to get hot water for washing dishes. 

As soon as a recession hit, house price in Stockton, and other satellite cities would go down first, and go down much harder compare to cities closer to job center.

hello folks,Newby here, been browsing this site for some time now and i have to say my initial impression is that there are a lot of helpful people here who are more than happy to dish out really solid advise.I wanted to ask those with experience in managing properties long distance (greater than 2 hr drive away from their home / business), how difficult is it to effectively manage a property without hiring a property manager.appreciate all advise

Washing every dish, pan, fork a couple times a year is loads more fun while watching the waves roll in. 

@Pat Jackson,It is a State College, I do not think it will go belly up, but you never know, there is a major college 1/2 hour away that I am hoping will buy it and use it as a satellite school, they already do a couple of programs with the college.

altho i do most dishes cleaning yard work.i think i would njoy having 11 people n me in a quad.

Are there satellite towns where values are lower but still decent rental demand?
