We also require a guest manifest and an agreement that states nobody except "registered" guests can access the property.If they said 16 and you count 18 I would not make a big deal of it.

It is very very hard to make an NOI of $2000 every month or an average NOI, when your general occupancy trend is like weekends and long weekends because Poconos is not where USA travels, it is basically people from close by cities of NJ, NY, PA travel here.I am not saying it is not the place to invest but if you are looking for cashflow with a 20% down with current mortgage rate, I would run my numbers very carefully.I did not touch on HOA, township licensing and restrictions specially 2 people max per bedroom and Pocono Promise :P

Also, filing the BK eliminates any chance of you financing a loan to pay the 1st so, whoever gave you that advice, run from it.1079 making this "not a quick flip" is not relevant to anything whatsoever...so ignore that comment and anything else that person said in his post.There is not enough meat on the bone for a hard money lender in my opinion and if you are facing sale in two weeks, they are your only option if you don't have a 401K or IRA you can tap into or other access to funds.
