I have a couple cashflowing 34k a year all in for 80 each.Try working leveraged numbers on the 2-4 units.If you get annoyed one year with an escrow mistake by bank etc you csn always just pay it off if you have deep pockets.

@Tania GhoseiIf you get involved in auction buys going after occupied foreclosures looking for the big score, you have to have deep pockets for contingencies like these.Your plan to get the eviction AND subsequent renovation AND showing AND closing done in a whirlwind two months with or without an attorney in a city like DC isn't particularly realistic.But this is how I would try: show up at the door and offer cash for keys.

You should never buy these properties without deep, deep pockets to back up the buy, AND the connections to get the people in to fix whatever's wrong with it that you can't fix or learn to fix yourself.The other problem is that banks won't finance a mortgage that small at their normal rates, and it's really hard to get insurance on these properties before they're fully renovated.

If you do, and you're buying the home at a deep discount (as is the typical wholesaler's way of doing business), wholesaling is a violation of that duty, since you're not working in the seller's best interest.
