Haven't physically seen the property in person yet but have seen pictures and video.Will need new flooring, sheetrock repair on inside, paint interior, power wash exterior, paint exterior, refinish kitchen cabinets, new kitchen cabinet doors, new water heater, So a bit more than just cosmetic but I think doable.

All the original cabinets and furnishings were still in the house minus a few minor things (shower heads, missing stove, etc)Current price is $185000 and a house I looked at down the street a few weeks ago was also listed at $185,000, was only 2400 square feet, and ended up selling for around $155k (18-19% below asking price which seems to be about as low as HUD will go for the DFW area)I looked on Zillow and the only two houses I found that have sold within the last year close by was a 2300 square foot house that sold for around $225 (it looked pretty updated and nice) and a 2700 square foot that sold for around $240k.Assuming the house just needs basic repairs (new flooring, refinish cabinets and countertops, paint, etc.) what would be a good buying price (whether they accept it or not I don't care about as I am just learning), rough rehab cost, selling price and potential profit for this to be a "good deal"Any and all feedback is appreciated.

I contacted them for the contractor work but was delighted to find they had investment properties and understood spending levels for rentals for still good quality merchandise.One of my other rentals had new cabinets and counter tops installed by a local cabinet maker - total price (material and labor) was better than other considerations (refinishing or replacement by HD and Lowe’s).While I have yet to really buy cabinets from places like HD or Lowe’s I don’t think they would be off my list as every project is different and presents its own unique circumstances.

In our properties in the C-/D+ 'hood,  we ripped up old carpet and redid the original hardwood, painted the walls, refinished the cabinets with rustoleum cabinet transformations, installed backsplashes with "sale priced" glass tile.

So I see houses all the time that need refinishing but sit on the market for 6 months or more and sell at sometimes hundreds of thousands below ARV.

Another is a pending short sale that has zero pictures on its listing and that was the second highest valued comp believe it or not.The property being appraised wasn't full of high end features but it was recently rehabbed including refinished hardwoods.
