I was doing non recourse SIDRA loans and the students would put 50% down and I would fund the balance.. normally sold 20 to 30 homes that last day and I probably financed 10 of them or so..

Also it would be worthwhile to speak to a financial advisor on how to best diversify your portfolio and maybe you can even use your currents investments to get loans for real estate. 

If financing, is it better to get a bank loan or finance at the dealership?

They aren't the best when it comes to DSCR loans, but that isn't to say their DSCR program is bad.

Also if it is intended to possibly be a rental you should calculate the end result of the acquisition, the debt service, the rehab, etc and pretend to get a loan to refinance. then look at the potential rent to offset that monthly cost and see if it would cash flow.

With SBA loan in a 20 year amort and balloon.
