I put zero.Also - she has someone else living there (violation of lease), smoking in the house - which I've asked not to, and I've had one complaint of pot - violation to the lease.

(Sshh don't say anything and the landlord will forget we smoke pot).Their lease is up in March for review (regardless they are month to month) and I do not want to renew.

Learn how to market, screen applicants, have a quality lease that you understand and can enforce, how to deal with unpaid rent, etc.It doesn't do any good to find a great investment and then watch it go to pot due to poor management.

By the end of that weekend, we had 3 bookings.Our first booking gave us a great public review, and also sent an email saying that they did love our place and love all the extras we put in there (beach toys, cooler, cart, sandwich bags, foil, etc.) but also that our brand new floors didn't feel that clean, coffee pot had some coffee marks and dishes were left in dishwasher previously.
