I believe to accept rent, it's $30 / month plus $45 setup fee and 50cents per ach transaction.123landlord.com charges about $22 plus 25 cents for each ach transaction.

I like the ease of setting up ACH payments through our own branded website, and the accounting isn't too difficult once you get the hang of it.

Applied for bank accounts that offered significant bonuses ($400-$600) many of these have requirements that you have to meet but they're easy including things like maintaining a small minimum balance or establishing direct deposit (can be done with certain ACH payments) ;) Converted those bonuses to lowes /HD gift cards.5.

Some neighborhoods are going to offer lower cap rates and debt coverage ratio...but offer fewer head aches...maybe you even need to park some cash and have a lower CoC return in the short term, but long term appreciation might help your IRR.

I don't know how hands on you're wanting to be but a good rule of thumb when dealing with labor is the less you pay the more head aches you'll have.

Everytime I see 2 or 3 muscle or old school cars I stop and stare at them until they are out of sight, my son does it too, as does just about everyone else since they are great to look at and usually pretty loud compared to the hybrids you are used to seeing in Cali.

Since they're friends, you can use Venmo or Apple Pay to do an ACH transfer, or if they really want to use credit cards, have them "send money to a friend" on PayPal and use the card there.  

@Matthew Crawford If you only want to collect payment, use QBO they have a free ACH for landlords.
