I've read Brandon Turners book on Rental Property Investing, I regularly listen to the bigger pockets podcasts as well as research and learn about buying and long term rentals to get into real estate investing through multiple other resources.

However, we had multiple exit strategies.

I have purchased multiple audible books such as Real Estate by the Numbers, Start with Strategy, The Book for Rental Property, The Book on Investing in Real Estate with No (and Low) Money Down, and now I am reading Finding and Funding Great Deals.

A cash-out refinance typically doesn't count as "earned income," which is the type of income that would impact Social Security benefits, especially if it's related to retirement or survivors' benefits.

If it was 2019 (pre-COVID before people moved out of S.F. for the suburbs and OOS) I think it would have multiple offers over asking immediately. 

So I believe mortgages will look at DTI and want to make sure your income covers your current and future debt obligations at a percentage of 40-49% I believe, so their multiple would be more like 2-2.25x, but it's not a real apples to apples comparison. 

I own multiple beachfront/Gulf Front properties and and some rates actually went down this year.

I have used it for years with multiple businesses and haven't had any issues.

It’s past due so we are surviving off our multiple 90 day extensions right now.
