The estoppel should be designed to ensure there are no hidden agreements or misunderstandings.

You can get hurt real quick by not planning.Maybe I am misunderstanding this comment.  

Now don’t misunderstand me, I’m not saying this is OK, or should be the situation you are in, but I have had at least 3 projects take 6 months rather than the 3 that was estimated.

Insurance also doesn’t protect you from misunderstandings, especially those made in writing and email.

So this misunderstanding is pretty wide spread but can be combatted.

It's essential for both parties to have a clear understanding of their roles and rights from the beginning to avoid misunderstandings and conflicts down the line.
