my tenant pays a full year in advance, but only after he has leased with me for 2-3 yrs. he does it to not have to worry about monthly chks etc.

we got HELOC in 2008 for our paid in full in boston, through Bank of America in NC. the manager knew it was a rental. but we have "great" credit and have rental income cashflow with BoA a/c for 2 yrs already then. maybe bc we only took less than 50% of equity

it was a over renovation, flip that turned in to a rental...but second time on market we sold it with a parking space and made $1500, in my 3 yrs of owning it.

Then you'd be using those funds to pay off the note of 2.1 mil (I'm assuming you're putting 30% down and will keep 100k for your reserves).If you can get a commercial mortg at 5% amortized over 30 yrs, your payments on the 2.1 mil would be: 11,273/mo or roughly 135k for per year.Subtract that 135k in payments from the 300k in NOI and you're talking about an actual net profit in your pocket of 165k/yr.And you couldn't retire on that?
