In looking to find my 'first deal', I had a conversation with a friend about his condo property.He purchased this condo in 2007 as a 2nd investment property. 6 years, a marriage, and a move of primary residence to the other side of town later: he's a landlord that likes being a landlord when the condo is rented and finds the 'tenant turnover' phase rather annoying.He owes 'about' $120K, while the property is worth 'about' $105K (according to him).

The seller can decide which offers to sign/not sign, but that won't have much impact on the approved price.Another thing I don't think anyone has mentioned...The buyer & seller will most likely have to sign a HAFA Affidavit in which they confirm that they are "unrelated and unaffiliated by family, marriage..."

Valid concern but not one that gives me too much pause....my kids might need to worry about it if they follow me into this business but not one that I see affecting the industry in an appreciable way for at least 20-30  years....Growth may be stunted as compared to this past decade but existing properties in the right  markets won't be affected much at all in my opinion....plus, we need to keep in mind that Millenials haven't YET shown the propensity to consume the way Baby Boomers do....they also haven't reached many of the "life milestones' that contribute to the need for storage...ie-growing families, marriage, divorce, etc...jsut my two cents.
