Anyone having major success with only buying SFH and renting them out to tenants to make good cash flow each month and re-investing?

I use a warranty deed on the majority of my transfers.

Our current house is 76 years old and will soon require major repairs. 

There are only 3 major banks on the island. 

In my experience, the people that try to buy without a realtor are usually a major pain to deal with and feel entitled to complain at any point during the transaction.

None of the names listed above appear to be pivoting into the homeowner association space, yet here in the northeast USA it's still quite a fragmented industry outside of the major urban centers with established and deep-pocketed PM firms. 

Also, properties on the lake cost 3-4x per SF and have a major downside for Dec 1 - April 1 or so: they see a giant mud bowl out the window because the lake is drained.

Also, air conditioning removes moisture/humidity from the interior airspace, and nearly every home in the Carolinas runs AC during the warm months.Crawlspaces tend to be where the majority of problems occur.

Expect a spike in mortgage applications (I'm not sure what other lenders are seeing) but we've issued 20+ Pre Quals the past few weeks and the majority of borrower inquiries are very well qualified. 

But I am sensing major inexperience, lack of due diligence and just a bunch of red flags in general.
