Chris, I haven’t used First United for a duplex, but do have experience working with them on traditional mortgages and to be honest I’m not surprised they got their info wrong, their knowledge and customer service isn’t the best (and their website isn’t user friendly at all) I would definitely talk to other banks.

But what I meant is not much info about them online from customers, such as reviews.

However, even w/ having the relationship I've heard that mortgage lenders work for the bank and mortgage brokers works for the customer.

I would suggest finding a real estate attorney that is familiar with drafting custom purchase agreements. 

We just went under contract on a 284 unit deal in Houston, TX.We used a local attorney for the PSA (purchase sale agreement) and who was familiar with local laws and customs like using the Texas equivalent of an ALTA title insurance, etc.Also keep in mind that for commercial projects, a large (6 figure) deposit will be required and in hot markets a portion of it will be non refundable.

Kind of like an insurance company, they use the pool of money from their customers to pay out in the case one of them runs into issues.

I am specifically looking for companies with a proven track record of transparency and competitiveness in their fee structures and excellent customer service.
