There's a ton to learn and no better place to do it.

I have no idea how Sheriff sales work but I know that some people do well so I am working on learning more about them.

I would love to have a conversation some time and learn more.  

Do plenty of research and find out what other mistakes have been made in your are and learn from them.Both are great options but maybe doing a simple pros/cons list for both STR and LTR.
