Depending on the lease and receiving the death certificate send the check to either "the estate of XXX" or if Dad was also on as a financially responsible party I'd make it out to "Dad, or the Estate of XXX" so he could deposit it himself. 

You want two individual loans to get much better terms.

I manage my own short term rental and have one cleaner who does all turnovers and another individual who cuts the grass every two weeks.

She went MIA and even when I dropped the notice at her house her only response was to let her know when a court date is scheduled.

The tenant's month to month lease stipulates that the tenant is responsible for all utilities, including water and I recently spoke to them to tell them the water bill must be paid up and brought current.
