Find a good independent agent you can trust.  

My opinion is that most of them get into the independent contracting industry because they don't want to work for someone, but then they realize everything that goes with running their own business and its not the kind of stuff they want to do & you are still working for someone...the client;)Or you can have someone like I do that doesn't want to listen to your direction and just do things how he wants them done, because he's been doing things for 20 years and doesn't want to listen to a rookie. 

Sounds like you are on the path to true financial independence!  

Good advice is to buy cash flow properties to become financial independent (passive income > expenses).

I have an amazing credit score, but until this spring I worked as an independent contractor in another industry and I've had 'stated income' for 10+ years.  

Our due diligence checks out- our independent contractors, building inspectors and assessors have all come back ok or as expected. 

I want to become financially independent and encourage others to do so.

Just curious to know if each spouse can hold a loan independently?  

The lender would consider that a gift from your friend, independent of whatever type of agreement you come up w/.  

Should all non-bank mortgage servicers be required to have a full financial statement audit conducted by an independent certified public accountant?
