Airbnb increased the popularity of STRs, but did not introduce STRs (VRBO started in 1995).  

I think identifying these markets that have a history of vacation rentals (so STR regulations are not worried about), near State or Regional Attractions (alot of national attractions may be priced out but not all), while also being affordable for the average STR investor.

These types of improvements increase your house hacking income. 

And even with increasing rents each yearr (and appreciation), the IRR trends downward.

Since lenders will not lend cross-border, you'll have to provide US collateral, like taking a HELOC if the collateral is real estate, or you'll have to use love money or pay cash.But maybe it's not that a bad thing if your land has increased in value in case you'd want to sell it you can't get the funding.

I double "co-hosters" in most markets are getting 25-30%.If property management interests you I would suggest you become a licensed and insured PM company to increase your credibility. 

I have been looking into trying mid-term rentals due to the increase in rent that you can charge, but I don't know where to start.
