I also look in the newspaper and craigslist for basic for rent ads that provide landline phone numbers.Facechat, instabook and the others mean nada to these folks.

They don't like to play ball with folks trying to invest like this.

24 months ago it was harder to find folks doing these smaller loans.Today it's much easier because lending volume is down so much.I even had a loan officer I used to work with call me the other week.

I think the lender will probably require it I would be shocked if they dont.Also as you mention HML can really eat you up especially the rates in NJ PA and NY not so bad west coast were experienced folks can get 1 and 7 and only pay on drawn funds.. 

Some folks swear by them, but that CA Form D-1 thing does sound a bit sketchy.

Contact folks in the area you are interested in.

It is a great area to invest in and, as Jan mentioned, there are folks you can network with here to find reliable professionals to check on the properties for you.

WE see so many folks get screwed royally by wholesalers.. dont be one of them.
