The idea of having a cash flowing portfolio large enough to reduce or even fully step away from my regular work is obviously very attractive, but as a total beginner I don't want to set my sights too high without first gaining some experience in REI.

Of course that excludes all the regular risk factors that affect the entire country or the world and real estate anywhere.

Without knowing what specialty you're in, I know some residents could be working overnight shifts semi-regularly and 70-80+ hours a week.
