True...thing is I know that there are a few properties listed in the name of the individual who has defaulted and they have furnished profit/ loss statements etc because they are self employed...mysteriously they have not listed any other assets ( including the apt building that they are collecting income from that I already found about prior to contact) and I understand how the "game" works, I wonder what others have done when presented w this kind of issue?

I have a 5 br house that would would rent as a unit for $2k per month but I get 3k+ per month because I rent out each bedroom on a long term lease and furnish the common area.

As a short/medium term furnished rental, wherein you are targeting white collar professionals in town for 1-6 months (instead of AirBnB party animals that might trash the place), I bet it wouldn't be losing $600/mo as a rental.

Right now homes are flying off the shelf in the suburbs like yours, you shouldn't have much of a problem selling.The fact that you have many showings tells me that buyers are interested but turned off either by layout, furnishings, or size.
