I find most don't track or calculate unrealized gain/loss simply from difficulty in accurately pegging such, and the nature that such can fluctuate in certain manners.

The prices fluctuate like that here nearly every year, not always 30% of course but significant enough and consistent enough that agents who have been doing it longer than 1 year will advise clients to list in March, and look for bargains in December (if possible, and again no absolutes, sometimes people just need to buy or sell at a different time of year obviously, so you do the best you can with what you’re working with).
