Let me tell you all something and I HOPE you take this to heart.As someone that clearly understands lead gen, and motivated sellers, and SEO and marketing, and rockets, and robots, and mathematics, and crablegs, and food in general...I can tell you flat out DO NOT HIRE any of these lead generating companies.

There is a lot of money chasing deals, and quite frankly a lot of people are overpaying or are willing to accept a lower return and/or greater risk than you.I would suggest devoting some time and money into direct mail, a quality website, PPC and SEO.  

Also looking into building an online presence and using SEO to outdo everyone else in my area.

The website is great but it's static and it not well optimized for SEO.
