Should I go on my own or seek employment with a Title/Mortgage Office?

No way.I would call the City (no need to waste the cops time yet), probably the DAs office?

Myself and a few partners (GP Team) have identified a medical office building that checks most of the boxes.

I manage over 100 STR and MTR properties (STR is not allowed currently for ADU's, but MTR is, and great way to maximize the income, unless you're using it for family or office purposes.)I recently constructed an ADU in the backyard of a property within the city from a detached garage.

Typically if you do get a ticket, they'll waive it if you do get it registered or become a super great negotiator with the police officer. 

Depending how much you earn you can step up those savings by getting a side-hustle in any part of real estate....working for a top Real Estate office on weeknights and weekends, working for an RE Investor, working for a General Contractor and learning a few skills, etc.

There you will be asked your criteria and then after answering a few questions you will be matched with 3-5 agents or loan officers in your area.

Their office is around the corner from the tax collector's office - I think the street is Central, runs off Prior.

(I'm thinking adding 2 Beds and 1 bath, or maybe a master with walk in closet and an on suite, a large corner home office, etc. raise rent to $1,600)Needs: Roof, Siding, and Basement Work (potentially more space if the basement is redone, adding a bedroom and bathroom, rent at $1,800?) 

So I kept looking for a local program near my area, And this is when I found the Flip Coach program by Ryan Kuhlman, I actually went by his office to see if they had physical presences here in south Florida.
