Are there areas you do not want to invest in because of travel time, lack of a network, or other life factors? 

It seems like a great way to gain some hands-on insight and possibly start networking and working with some investor friendly agents.Building those connections with agents, wholesalers, and other investors for off-market deals is something I know will be key moving forward.

The math won't be exact since I’m just a Realtor (licensed in Arizona and a couple of other states) and not a CPA, but I can definitely give you a rough scenario from what I’ve seen.1.

We found private money from our network to close it and find end buyer who flipped it.

I liked the targeted networking sessions.  

Through our extensive network, the Old Hickory Blvd property became available, and we acted quickly.

Im not an expert and you definitely should consult a CPA but I believe the year in which you do the cost seg you would need the participation hours, so it does sound like 2024 would be out by 2025 could be possible.
