I have to say out of everything that has impressed me the most about Fund & Grow is the convenience of being able to grab a phone and simply communicate through text.

A question for property management companies - What is the best practice for communicating potential tenant information between a Property Management company and the property owner? 

If you are just starting out, I would suggest partnering with some great Realtors and communicate with them that you are wanting to learn the business and in return for their expertise, you will be giving them deals.

I have been communicating  with several hard money lenders over the last week or so trying to find the right lender for my first deal.

(Sometimes a big lender's departments fail to adequately communicate these things to each other.)  

After further communication with the PM, it turns out the $75 I saw on the weekly PM report as a shortage is actually the late fee owes to the PM.

@Zack Karp The lenders I've communicated with said that since my IBR payment is $0, they'd have to use 1% of the total amount.

@Russell Brazil That’s interesting law there, if I interpreted that correctly.How about an example where, after inspection, the buyers communicates:“We have found additional blah blah blah, if the seller is willing to reduce the price by $5k we will continue with the contract.  

Having a high profile as LL communicates that you care, and tenants are less likely to attempt violations.
