Congrats J Scott, I can't even imagine the amount of money people have made because of the knowledge you share so freely.

There are also a few folks who have a huge pool of knowledge they share freely.

Just a quick aside, the ability to wholesale freely in Texas isn't simply a matter of our getting away with something that authorities have simply chosen to ignore. 

I mean the recorder of deeds is a matter of public records freely available to anyone.

I will freely admit that between 1990 and 1995, myself and all thirteen members of my team, operated wildly outside of what would be considered reasonable and necessary in 2016.

Meanwhile, even maintaining the $50k HELOC reserve, mine would have $150k of freely available HELOC funds available at all times. 

The apt I'm in do not have no good ventilation and I can't afford to utilize the air conditioner and can't afford to buy fans like I would need like 2 more fans in order to help the rooms circulate good cool air. 

I respectfully disagree, and there are plenty of Legal Ethics Opinions circulated amongst the various bar associations in the United States which suggest that anyone who furnishes information in a setting which would reasonably be foreseeable to lead to reliance is on the hook for Unauthorized Practice of Law. 

So, when you figure what your time is worth, and it eliminates the easy decisions based on someone spending my money freely vs. my hourly rate - I think you still come out ahead when you self-manage.My favorite example is my daughter's tenant called her PM to say the breaker keeps flipping.  

It brings the cool air from the floor, and circulates it through the room.
