Since you're a citizen but you live and work abroad you'd still qualify mostly for second homes occupancy or investor non owner occupancy (primary is hard to claim if your job requires you to be physically next to the office as an example so an underwriter isnt going to readily believe you unless you can get HR to write you a letter to state you're remotely capable of earning this income/job duties anywhere).Hopefully that helps let me know if you have further questions into mortgage planning.

Finally I came to my senses and served them a 'Notice to pay rent or vacate by the 10th of January' after which I plan to file an eviction.

The previous tenant was a slob and definitely didn't take care of the property.

I went with Cornerstone Davis Kangas took care of the 1031 exchange.

Was able to get some money from cares-aide.

I explained to the landlord what my business plan was, and paid him a set rent amount each month (though slightly higher than market rate rent).

However, be careful of taking on too much debt.  

Our initial plan is to house hack a quadplex somewhere in Orange County.

I will suggest you plan to House Hack a Duplex or Triplex or Fourplex every year for the next 4 to 5 years and you will thank me later.Goodluck man and keep us posted on your progress!
