To me, it equates to learning investing from one of the instructors for a real estate guru's program who doesn't own property.Your income goal is absolutely attainable, the only question will be the time period involved in achieving it.

Just a less than 2c comment: Due to Oakland rent control, personally I would allocate some "extra" value to the duplex with 1/1... 1/1 likely more turnover, so easier to attain market rent, affluent renters might be easier to manage and the possibility of living there gives you more options.However, since income is your stated priority - makes decision difficult.

I'm advocating to seek the highest possible rent you can for your units by 1) taking care of them, updated/modern, well maintained, etc. and 2) don't be afraid to negotiate with your good tenants to increase rents and not have to kick them out and start the landlord/tenant relationship all over again with other tenants just to attain such market rent.

The biggest problem I am seeing (besides having to almost literally do double the flips to make the same money) is the competition to attain the flip, which is almost double the cost as it used to be.
