My risk tolerance is higher than most (currently ultra high and wanting to move it to 'high')

From what I have seen/heard/read here on BP and elsewhere, the ability to get a mortgage after you already have 4 is like trying to run an ultra marathon -- possible, but not likely for most people.

I used to be an RE agent and the NAR boasted how it was now a thing that wholesaling is only a licensed activity.

I understand this is a loaded question and will vary based on asset class but think in terms of how you would position a portfolio and what you would expect if it were your sole source of income (and you were not ultra-wealthy).  

I'm in the infancy of my career so i'm taking ultra baby steps and am in no rush to buy but I would really love to build some relationships at very least and if everything pans then who know what could happen.Whether you have business or just advice please don't hesitate to hit me up guys.Thanks-Mike

A pump sprayer at Home Depot is ultra cheap.You can also remove yourself as a direct contact landlord by having a large complex where you have full time PM manager and maintenance and you never go to the property or talk to the tenants.

It boils down to maximising returns or minimising risk (in theory).Make your cash earn it's keep or take surplus cash and hoard it for someday maybe.Odd thing about cash hoarders is that although they think they are being ultra conservative dead equity actually places your money at a higher risk.
