I've checked the house price from Everett to Tacoma they're still well affordable from a bay area perspective.If the main question here is asking "where to invest outside CA", I'd rather be bullish on Seattle and Austin due to high-paid employer availability.

I had a tenant who's mover removed the hoses from the washer when they moved on the 3rd floor but left them hanging from the faucet and it leaked onto the wood floors below causing them to need to be replaced since it was not caught for over 24 hours.

If I were to invest in WA - I would simply buy & hold or if I look outside of Seattle; Renton, Federal, Tacoma (typically have larger lot sizes)- would possibly look into a building in ADU to generate extra income or live in while I rent out the other units.

Better luck finding the numbers in Everett, Marysville, and Tacoma kind of areas in the under $500 k price points.I know some investors use no formula and some use 83% of ARV minus construction costs.If you find a 70% of ARV minus construction costs, I would like to buy it.
