This reminds me of the movie with Matt Damon (Downsizing).

They mention how few millionaires do anything themselves, as they see it as a financial waste of their time - but what if that time was going to otherwise be spent watching movies, searching for sliced golf balls, or generally doing other activities that are money-negative?

Cali is simply another world, other than the movie star mentality from the 50s, I have no idea why the market there is so skewed, other than geographical constraints with a heavy population.

I don't know what's worse, driving the BMW to see the tenants and driving it everywhere all over town, or driving the landlord beater to see the tenants and having them catch a glimpse of you in the BMW when they go to see the same movie that you do.Again, however, my advice is for local self-managing landlords, and I am in the low C-class SFR space.

I'm going to duck out and watch a movie with my kids but I will reach out more soon. 

This reminds me of Drivers Education in high school where they made you watch those movies that scared the heck out everybody.
