I am looking to purchase a multi-unit within the next six months so I would like to shed some light on this topic before I get into something that might not be ideal for my situation. 

Hello,I have just purchased my first duplex and been going through the place and noticed that the lower unit is paying for communal electricity (Washer/Dryer, outside lights and anything plugged in the basement). 

It needs to be contained in doors in a humid environment. 

Buy properties in good neighborhoods that only need light renovation to increase rent.

But I agree fix the issues at hand, do some cosmetic upgrades (paint floor lighting kitchen and bath) and should be able to sell it for a profit

Heat and lights depend on the month, size of the family all those things, so I want to use the average of $250 per monthSome of the rents were set by the old landlord, and for the sake of writing this today and not in November, I will include the rents from the 3 properties that are rented Oct. 1 and Nov, 1st. 

PS: If you have all the lights on when you take the pictures the tour looks even better.
