I'm also in Seattle and recently lived in Denver, two cities with exploding real estate values such that it is difficult to find properties that cash flow without looking in the fringe cities such as Everett, Tacoma or even Olympia in Washington or Aurora, Fort Collins, Colorado Springs in Colorado. 

You probably want to be more in the Collin County area.

Like I said, I'm playing devil's advocate here because my personal investment and business  philosophy leans more toward the Mark Cubans, Dave Ramseys, and JL Collins.

EKS&H is a good smaller firm that can help as well (Denver Tech Center and Fort Collins).
