I'm still a novice attempting to grasp these concepts...As a wholesaler, when you assign or sell a contract to an interested buyer, (and are not principle in the transaction) should you require a license?

I feel I have a grasp on the basics, and I'm continuing to seek mentors, but at some point, I feel I need to jump in and learn through experience. 1) I definitely agree that having enough reserves on hand to deal with the unexpected is essential.

I don't know how familiar you are with your market but it seems as if you need to get a better grasp of market values, etc. not saying this to be mean but I promise if you set the foundation when you look back at this situation in the near future you'll laugh at because you'll be doing deals legally and making good money.

I always suggest to my clients and students that they start small and keep their risk small until they get a grasp of the market place etc.. commercial is not really my thing its mainly residential and small multi family but the basics apply to all types of RE.
