I've found that the best areas for the investors I have worked with on BRRRR properties are areas like Center Point, Fultondale, Gardendale, and Pinson areas.These areas are solid and aren't in warzones like Fairfield or Tarrant but will also produce you cash flow and equity unlike cities like Hoover or Vestavia.

The typical home inspections are looking for different things and cost quite a bit more.

There are multiple options out there and it's more important now than ever to shop around.  

With a duplex you get more control, maybe more write offs, but obviously more hands on and the potential for higher vacancy.

It is something that gives you the leverage to make more money and have the ability to not pay the debt on it monthly either (your burn rate on it). 

I'm closing on a duplex via creative financing in the next few weeks.

I plan to buy and sell 10 or so more over the next few years.

Would it be easier to sell as it is and reinvest into the next property instead of going this route?

Clearly an opportunity to invest in a more landlord friendly state than NY.
