I don't think we have nearly the details to give you great advice in this case, but a few thoughts worth considering.Since Minnetonka is arguably the most sought-after metro lake and boasts some epic homes, you might want to consider executive rentals or renting to a professional athlete.  

I actually worked at Cache Creek Casino for a while when I went back to college late in life (at Woodland's Yuba College campus).It even flooded pretty bad back then (late 1990's). 

NIMBYISM stalled project for almost 4 years and boasted 700 apts starting at 3K, an already scaled back Mall/shopping redo and 16K, 2 building Medical space (which also could get hit hard by tele med). 

You guys are so doom and gloom, come on man, the fed (that caused all this btw) is going to save EVERYONE, Banks, credit unions, trust and mortgage companies, investment banks, underwriters, brokerage firms, hard money lenders, stock speculators, the airline, auto, restaurant,hotel, bar, retail, casino, and travel industries,money market funds, the repo market, the global fx market, the stock market (direct purchases soon), the bond market, the derivatives market (oop's sorry ronin capital), consumer spending (helicopter money only 3 weeks away), your local bowling league and oh yea, air bnb.Don't worry the largest financial event of our lifetimes, BY FAR, will be over in a jiff and you will be rested and ready to get back to work!

But I see other seniors in my building with gambling problems (lots of Indian casinos around here), who smoke cigarettes and/or pot, who spend their money at the local bar, going out to eat, buying new clothes, etc.  

While some naysayers may take his posts as selling propaganda or boasting, I took an alternative and viewed them as enthusiastic and someone who isn't afraid to share the details of his experience in hopes to inspire others.

Omg, had to post the update, I went to collect the rent and turns out the tenant had needed the $ to go to the casino because she "needed to screw". 

Allowing pets can be a great boast to your marketing and potential tenant pool since roughly 70% of renters have a cat/dog. 

If she's not on board for the true cost of that additional revenue - in time, hassles, drama - then it isn't worth it.Kind of like when I worked at a casino and learned that the valets are the employees at the casinos who make the most money - but - they are literally running their butts off all night long. 

., and the only reason they are broke is because they blow all of their money at the casinos, and on cigarettes and going out to eat or to the bars, etc.If you go ahead and raise her rent to market rent, she will cope.
