I had a fire last year and was lucky to have taken a second with my credit union as the first mortgage with a bank wanted to sign over the insurance check to the main contractor who was ultimately only doing 40% of the work and I was having the rest done by my contractor's or choice or myself.

PNC secured card is excellent start, put $250 - $500 on and DONT use the card. in 3 - 6 months apply for cap 1 card.additionally figure out if you belong to any credit union, they will accept a letter of explanation in regards to the BK and give a lot more credit than the big banks / card companies.With the knowledge i have from working at a large bank I have helped a couple family and friends go from a bk to a very high 700 score in two years so if you have any other questions pm me.I am not claiming to be an expert but have gone through this twice with people very close to me and they are both in incredible credit standings now.Regards,rob

Here in the Quad Cities there are several Credit Unions and local banks on the IA side that have very unique and valuable financing options that I haven't seen anywhere but here.

I have had inspectors count steps on their way up a building, only to stop a few steps from the top and say "union regs say I am not required to go past X number of steps if I don't want to".

It can be more difficult finding a bank that'll do it for non owner occupied, but make enough calls (try credit unions in the area), and you'll get one.
