If there is minimal furniture, that's ok, but bear in mind that the Inspector will have to cover his butt by writing into the report that the house was not clear and therefore his conclusions may be invalid and he is not liable for missing anything.

I've found that Rentometer either overestimates or underestimates the rent depending on the location and condition of the property (e.g a house with updated kitchen, bathrooms and flooring will have a higher rent than a house where everything is 15 to 20 years old but still functional).

One thing I would do is have writing in the purchase contract or an outside contract stating who will get what revenue, that way they can't flip on you and take all the money you though you were getting from the transition period.

If it was me I would give them the 1000 and have your lawyer write a release of all claims as to the water.. and probably not renew unless other wise they are great tenants.. but if your already asking for pre signed checks sounds like collections maybe an issue as well.

I like that the HELOC functioned more as a credit card, and I only had to pay for what I used, so I had 200K of equity on hand, but only had to pay the interest on 120K.
