If the title fee estimates get a little crazy, maybe you have a close friend that is a title agent or attorney that you can work into the deal in exchange for them arranging settlement.Just spit balling.

Of the home I do not live in, I would like to create an LLC and get transfer the home from the mortgage under my personal name into the LLC with the intention of later selling the home with a 1031 exchange to purchase a larger investment property.

But if I could do things over again, I would have sold it while it was a rental instead of moving back into it, and 1031 exchanged it for two new properties.

It's all give and take and cost/benefit analysis you need to consider/decide upon.As others have said, go to local REI meetings, meetups, or just try to connect with people here and see what value you can provide these people in exchange for their help.Maybe you can re-design their website for them, or do some bookkeeping, or clean their office, or whatever skill you have that you think they might benefit from.
