I've seen where people add so many loan extensions with optional payment.Say 1k gives you a 1 or 2 year extension and this can be done 4 or so times.This agreement could be changed so many ways to make it work.You could offer a higher interest rate after 7 years to extend to 15 years.

Something to keep in mind is the lending options change when in LLC, so leverage owner occupied loans for Refi/HElOC etc go away once you move out.

If the overall damages aren’t worth their time and effort in court costs and legal fees, then they likely won't subrogate against your neighbor's insurance policy.If suing and subrogation aren’t viable options, then I like Jeff’s idea about speaking with your neighbor and splitting the cost of removal of the tree may be the best way forward.
