Every time you acquire new property, you should maintain a reserve to cover the inevitable problems that pop up like vacancies, broken furnaces, or a tenant that trashes a unit and decides to leave three days after you close on the latest investment.In this case, I recommend giving them a very small increase, even $25, to avoid the vacancy.

Some leaky faucets , slow drains , a broken window , a broken screen door, missing damaged facia , Eve's and saufet .wood decay around front door , a ceiling fan that doesn't work , ac with water filling drain pan , crack in garage ceiling , 1 cracked floor tile, 1 double tapped breaker , and a missing attic inspection cover .
