Keep in mind that the local rankings in order of desirability, as harsh as it may be, are as follows (sorry locals, I grew up in Brazoria): 1) Lake Jackson and immediate surrounding area (Clute not viewed favorably by long time locals) 2) Angleton area 3) Brazoria 4) West Columbia 5) Sweeny 7) Surfside and Freeport maybe tied.

Since you're experienced I would say you should have full decision making capacity and he would be a silent partner2) How long you are going to keep the property for (or terms that would trigger a sell such as appreciating 100% in value) and if someone wants to sell their portion, how they will be reimbursed for it (who pays realtor fees etc).

I became an immediate convert, but I always run each recast scenario past my financial advisor before I pull the trigger because you have to look at the entire investment portfolio verses loan rates on debt before making a move.
